Developer Seeks Approval for Landmark ‘Hanging Gardens’ Development

'Project Waterfront' Could Deliver Offices, Retail & Luxury Homes

 

Dublin's property market could be given another boost by renowned developer Johnny Ronan's plans to build two towers on one of the last remaining significant sites on the north of the Liffey. Having recently gained planning approval for a 22-storey development on Tara Street, Dublin he is now focusing his efforts towards gaining permission for what would be a landmark development on his 'Project Waterfront' site for two towers – the tallest of which is 44 stories (151 metres).

With proposals to split the site 50/50 between commercial and residential, the development would include a 'hanging gardens' and – as the tallest building in Ireland – an opportunity to create some spectacular luxury apartments.

Although Mr Ronan's plans have been met in some quarters with criticism – particularly due to the significant height of the building and the effect it will have on the cityscape of Dublin – the development is undoubtedly a brave undertaking and would deliver an eye-catching, world-class residential and commercial development to Dublin.

In a Dublin which is experiencing a much publicised squeeze on housing availability, it is possible that approval for the project might rest as much on the developer's ability to provide affordable housing in the development as it will on his ability to convince traditionalists that the towers will be a positive addition to Dublin's relatively low-rise architecture.
